Architectural Requests

Any work on the exterior of your home, including landscaping, painting, hardscape work, etc. need to be approved by the ARC Committee prior to the start of any such work. Also, you are encouraged to read the Declarations and ARC Rules prior to submitting your request as the rules are very clear as to what is and is not allowed.

Please do not purchase materials or commit to contractors prior to obtaining ARC approval. The review and approval process can take up to 30 days to complete, though most often it is completed much sooner.

Contractors/Deliveries
Contractors you hire have a duty to clean up any affected community property and resolve any damages they may cause to community property, which includes our streets/curbing or landscaping. This applies to deliveries as well. Please report an issue of any known or observed damages so that the FG Board can follow up with the responsible party for restitution.

Exiting the Community
Please be courteous to your neighbors and practice proper exiting of the community. All traffic exits to the right when passing the exit gate. Traveling down the center lane to exit is prohibited.

Gate Access – Methods of Entry
Infrequent Visitors, Vendors, Deliveries: should be instructed to call you from the call box using your directory station ID, example: “000”, a 3 digit number. Visitors dial the 3 digit number only (no symbols needed) and the gate system will dial your contact number (preferably use your mobile number). Save the gate contact in your phone so when it rings you know to answer (the gate number is 813-671-2949). You can then talk to the visitor, confirm their identity and when appropriate press 9 on your keypad (tones must be turned on for your keypad to send the signal) this will trigger the gate to open. If you need to have your name and/or contact number updated in the gate directory please contact Merit.
Personal Access Code: You can acquire and change your personal access code by contacting Merit. This code is a 4 digit number, example: “#0000”, the code starts with the #-pound symbol and then the 4 digits. Please request a change to this number every 6 months or so to help control access into the community.
Push Button Remote: To get the best response out of your remote press it when you are adjacent to the call box. The call box is the receiver for the remote signal. Pulling forward to the gate and then pressing can cause a delay in the gate opening. The gate itself does not have a receiver for the remote signal, only the call box does. If you need an additional or replacement gate remote please contact Merit.

Pedestrian Gates: A key is needed to open these gates. If you need a key please email the fg_hoa_board@hoaforestglen.com. Please remember to re-lock pedestrian gates once passing through. All homeowners are supplied one key and additional keys can be made at the owners expense.

HOA Dues

HOA dues are to be paid quarterly on Jan 1, April 1, July 1, Oct 1. A late fee is incurred for any payment received on or after the 10th day of the payment month.

We encourage use of this ACH form for automatic withdrawal.

A collection process will take place for delinquent dues starting with reminder letters and escalating up to legal action if required. Any legal fees incurred during this process are the responsibility of the homeowner.

Hurricane Shutters

If you have not installed your hurricane shutters before, a dry run should be performed to ensure you have all the panels, fittings and tools you need for the job. Do not wait for a hurricane! If you have questions or need assistance please contact the site contractor who installed all the shutters in the community: GPP Enterprises – 800.748.8371

Lift Station – Sewage
The community has an on-site sewage lift station on Grange Stead that is owned and operated by Hillsborough County. This station has no generator backup, so if the power is out the lift station is not pumping sewage into the county system.
The system also has alarms that sound if something is wrong. Do not silence this alarm without first calling the number listed on the gate by the alarm panel to notify the Hillsborough County Water and Sewer Department.
During an extended power outage or other system failure extreme caution must be taken to limit the use of any water into the sewage system. Irresponsible use of water during times of an outage may cause sewage to flow up through manhole covers around the community and possibly into resident’s homes.

Parking
Reminder street parking of resident vehicles is not allowed in Forest Glen. Visitors should be encouraged to park in driveways when possible. Any accommodation to this rule for residents or visitors should be reviewed with the FG Board. Please contact them by emailing fg_hoa_board@hoaforestglen.com. The board will take corrective action as necessary to address violations of this rule.

Pets
Pets should not be allowed to roam freely outside in the community.
Dogs waste must always be picked up.

Be mindful of damage that your pet may be doing to your property and others based on bathroom habits and respect your neighbors grass and landscape by keeping your pet moving past these areas.  Let your dog use your grass for her business.

Real Estate Sales/Realtor/Open House

If you are selling your home and plan to have an open house please request a gate code from Merit in advance and use this gate code for the event. Once the event is over request that the code be deleted.

School Bus Drop Off Parking
Vehicles should park on the street and not in the landscaping at the front entrance. Damage to plants and irrigation lines can occur.
